PROJECT SCOPE
Nestled in the sandy dunes of Teewah Noosa North Shore, stands the Beach House; a luxurious sub-tropical escape designed by Danika Rae Design. Its low, long solid form is positioned parallel to the coastline and modestly blends in with the natural landscape, taking full advantage of uninterrupted ocean views. Constructed with highly durable, low embodied materials to offer a low carbon footprint, the Beach House is a prime example of considerate design. Always taking a holistic approach, Danika Rae Design prioritizes the use of sustainable materials, in conjunction with good site analysis, to produce structures that respond well to the climate and enhance livability. With an open floor plan that maximizes site orientation, the Beach House is comprised of two separate wings, connected by a breezeway. To capture the most natural light and summer breezes, the living wing is positioned on the north-eastern side of the property, with a wraparound deck to escape the cool southerly winds in the winter months. The private wing with bedrooms, operates the southern side of the property, with less used spaces like the laundry and ensuite on the western side. The house features two bedrooms, two bathrooms, a study, carport, and lap pool. Externally clad with Modinex's aluminum cladding, and EuroClad copper roofing system that will patina over time, the Beach House is resilient in form and can withstand the harsh elements of coastal environments. DESIGN CONCEPT
As the heart of a home, Danika Rae Design believes that a kitchen should be an inviting space that makes socializing, entertaining and cooking easy. The Beach House is the epitome of this ideal. Opening onto the living and dining spaces, there is a modest display of minimalistic, clean lines that is accentuated by the selection of raw materials and modern appliances. Dark timber cabinetry in a Grey Oak Veneer, sourced from Italian Luxury designer Poliform, blends seamlessly into the tiled walls, allowing for an integrated and contemporary experience. These cleverly concealed storage spaces seamlessly host Fisher & Paykel Built-In ovens, an integrated Coffee Machine, Refrigerator and a Built Under Dishwasher. There is an interesting play between raw materials that form the visual base of this house, particularly in the kitchen space. Polished concrete flooring, a concrete benchtop, aluminum cladding, 'concrete look' tiles, stainless steel elements and timber cabinetry craft a sense of industrial solidity, where function and form coexist.

Corrosion is one of the most destructive natural elements that comes with high levels of salt and moisture, native to beachside living. The Beach House holds carefully selected marine grade stainless steel fixtures that will maintain their flawless finish. The stainless-steel Fisher & Paykel Canopy Rangehood dramatically highlights the strong vertical and horizontal clean lines that dominate the space, and we can rely on natural lighting to flood the interior and showcase these lines beautifully. What's more, is the everchanging tones of timber cabinetry that change with the sun direction, highlighting both cool and warm hues, for a different experience throughout the day.


The use of expansive glass Duce doors offer a seamless connection to the stunning landscape. With endless views, the dining experience can be one that takes your breath away. ​Perhaps the most interesting aspect of this open living wing, is its dichotomous ability to dominate but also recede, which is made possible by the skillion roof, and interior design. There is a beautiful contrast with the openness of the dining arena, to the mysterious, yet bold kitchen zone with its hidden butler's pantry and deep tones. The Beach House really folds out to welcome the landscape.
In terms of climate consideration, the presence of expansive glass windows increases natural lighting and reduces the need for artificial lighting. To keep the house cool, all windows and doors are fitted with double glazed low E glass. For cross ventilation, the large doors open up the northern and eastern aspect, inviting cool northerly and south-easterly breezes during the warmer months. The presence of concrete flooring and off form concrete walls further helps to achieve passive design, as concrete acts as a natural insulator by absorbing the heat throughout the day, and releasing it during the night, thus reducing the need for air conditioning. In the cooler months, the Gyrofocus suspended fireplace removes the need for central heating, which will substantially decrease electricity bills.

Moving into the private wing of the Beach House, the large showstopper master bedroom occupies the far end on the southern side of the property. With polished concrete flooring, Dulux Natural White walls, and Modinex cladding, there is careful balance between industrial and beach styling. Double louvre windows facilitate cross ventilation and are particularly beneficial for capturing the cool southerly breezes. With a bold tiled wall and walk in-robe, there is an air of minimalism that is further accentuated with the grand custom oak bed base. Behind this robe, a beautiful sub-tropical ensuite awaits.

Dreaming of a tropical vacation? Simply walking into these bathrooms makes you feel as though you have entered your own private sanctuary. Boasting large floor and wall porcelain tiles in muted natural tones, coupled with an abundance of soothing greenery, these bathrooms provoke a sense of serenity and aesthetic cohesion. Both the ensuite and main bathroom possess stunning freestanding white baths. The grand centerpiece rests atop a beachy pebbled floor base in the ensuite, which is made even more impressive with a tiled ceiling and stairs that look just like timber. In the main bathroom, the bath is also elevated and proudly stands upon the beautiful, tiled floor. Bathroom selections have been carefully considered to ensure that these spaces not only look beautiful but also maintain a low carbon footprint. Earp Bros is Australia's first tile supplier to receive a Global GreenTag on the majority of their products. Not only are the selected tiles 100% free of VOC's and toxic chemicals, but they have 69% less impacts on global biodiversity. Further, their production uses 57% less raw materials, water and energy. With stainless steel marine grade fixtures, in both brass and gunmetal grey, owners can rest assured that these bathrooms will hold their gorgeous appeal for many years to come.
