BUDERIM RENOVATION
Resting atop a volcanic plateau escarpment is 28 Moorabinda Street, Buderim. The site slopes toward the street and unfolds to welcome both the mountains and seas, a truly spectacular experience of polarity. From Maleny Hinterland to Mount Coolum, and the stunning Sunshine Coast beaches of Marcoola and Mudjimba, this project stands as modern expression of duality that is Sunshine Coast living.

BUDERIM RENOVATION
Externally, the residence retains an overall sense of heaviness that is both grounding and decisive. The cascading greenery and stunning landscaping soften the facade and represents the residences’ strong connection to nature. Contemporary modern lines are formed with vertical battening, longline format bricks and aluminium cladding. To provide relief from these textures, Modinex’s ‘stone style’ aluminium cladding was selected as the main exterior element for its simplicity and durability. Browns, beiges, whites, and creams form the external visual base and blend with the landscape beautifully.


ENTRY
Upon entering the property, visitors experience the stunning void that passes through the upper level and extends to the ceiling, a total of 6.2 metres. The grandeur of this space can be credited to 4.5m high windows that filter through natural light, highlighting the gorgeous oak tones that cover walls, flooring and the impressive floating staircase. The abundance of light oak references Japanese design, and complements the selected Mediterranean style tiles, as well as the atrium garden positioned underneath the staircase. The interior walls of this space are also clad with oak for continuity, as well as Modinex’s ‘Alu Batten’ panelling. The vertical application of this panelling draws the eye upward to appreciate the vastness of this space. The eye is met with a lone glass chandelier that’s light is refracted from its 360-degree glass frame, giving overwhelming elegance and class. The floating stairs and other elements mentioned are not only impressive to guests, but also bystanders who can catch a glimpse from the street.
LOWER LEVEL
Stepping up a few stairs, guests are brought into the lower level of the house which accommodates an office, storage room, media room, and laundry. In an office setting, stress often presents, so it was paramount to ensure material selections would give a warm and comforting feel. Engineered oak boards were used again for their cohesive connection with the calming nature of Japandi design. The use of desk lamps for effective task lighting to optimize performance, was also incredibly important. A minimalistic approach is evident in this office space with its white powder coated desk, modern technology, sleek Poliform storage cabinetry and indoor plants.


LIVING
At the top of the stairs, open plan living is immediately recognizable with a 4-metre-wide passage greeting the kitchen and living areas, connected to the south courtyard. This passage contains large sliding doors at either side, allowing cross ventilation to reach all areas. Essentially the house was designed to be built around this passage, with the kitchen and bathroom flanking the passage on the western side and the two bedrooms operating the eastern side.



KITCHEN
The L shaped kitchen sits as an extended expression of the floor and ceiling, with cabinetry coated in Oyster Linea Laminex Timber Veneer and Milano Venato Engineered Stone benchtops. The continuity of timber shades is interrupted by black Fisher & Paykel appliances, sinks, and tap fixtures, as well as the green-grey undertones of Laminex ‘Seed Natural’ splashback. Careful consideration of the client’s lifestyle and cooking habits was the inspiration behind this kitchen design, which ergonomically encompasses the ‘triangle rule’ for layout and flow.
The island kitchen bench overlooks dining and living areas which seamlessly connect and share stunning views from the northern deck. A rectangular timber dining table with popular ‘Mino’ armchairs, is centred at the end of the passage, providing ample breezes for comfortable dining, and a focal point when entering from the southern courtyard. Horizontal recessed track lighting set into a pelmet, runs the perimeter of the upper level, showcasing the open floor layout and bringing an ambience to the space. Three round LED pendants light the dining table; a suitable selection for their reference to Japanese design and its fondness for curved elements, but also the respite it gives from the domineering linear arrangement of the upper level.


BATHROOM
An easily accessible bathroom with sliding cavity doors, sits off the passage and adopts a more Scandinavian style of design. The 3m x 5.2m bath is made to feel even larger in scale with ‘Madagascar Blanco’ white stone style porcelain tiles, setting off a semi monochromatic scheme with the black accessories, tap and shower fixtures. The floor, however, interrupts this colour scheme with a split feature of grey and timber style porcelain tiles in wet areas. The gorgeous freestanding bath receives much needed ventilation from side windows that welcome both northerly and southerly breezes.



COURTYARD AND STUDIO
The studio is positioned on the south-western side of the courtyard and is clad with Modinex aluminium cladding. The warm timber style tone of aluminium cladding is incredibly durable and can withstand the harsh element. Blending modestly with the travertine tiles and overlooking the pool, this rentable studio possesses a small living space and ensuite.



Moving up the second flight of stairs, the master level can be characterized as a glorious haven that boasts privacy and practicality. An impressive sized bedroom, ensuite, and walk in robe are flanked by expansive decks on both sides of the property. A heavy presence of greenery in the form of bonsais and bamboo plants, coupled with oak flooring and walls, once again draws inspiration from Japanese design with its neutrality and presence of earthy tones. The use of timber batten external sliding doors provides residents with the ability to welcome the streetscape, but also recede and enjoy the privacy. When these sliders are open however, occupants can spend hours pottering around the grey tiled rooftop, tending to the garden, entertaining guests, or simply enjoying the landscape and its captivating duality.
